We are asking you use a new email address, firstname.lastname@example.org, for all title search requests. The popularity of this product requires we separate it from our email@example.com email to ensure timely handling of all title requests.
SubroTech has networked with courthouse retrieval specialists all over the country to provide this service. We strive to find researchers who work only one or two counties to ensure local knowledge and prompt turnaround. We find that by hiring those who work daily with the court clerks, we can be kept apprised of any significant delays caused by catastrophe and get the documents flowing as soon as they are available. Most title searches are completed within 72 hours of their receipt. If there will be a significant delay we notify you and provide an estimated delivery date. All title reports will be delivered via email unless we are instructed otherwise.
What causes delays? Our inability to pinpoint the correct parcel. If the insured owns multiple parcels, or the policy lists a rural address, or the family name on your policy does not match the actual owner on the recorder's list, etc... Make sure you include a way for us to contact the insured, preferably by telephone.
